Hello and Welcome to our November Newsletter.

The B.C. Real Estate Association predicts the average price of a home by the end of this year will rise 9.9 percent over 2019. We are seeing multiple offers and homes selling sight unseen. This in spite of all previous government intervention. Where will this market go?

Our featured listing this month is 213 8880 202 Street. The Residence. Centrally located in Walnut Grove this senior living complex features concierge service and this particular home has sweeping views of the private gardens from a huge oversized balcony.

Our Langley Infographic confirms the continuing strength of our local market. It is a Seller’s market all the way around.

This month’s Langley’s feature is Derby Reach Park. Located in North Langley, featuring scenic trails along the Fraser River and a forest loop along the Houston Trail. The best off Leash Park in Langley can be found here.

🏑 Fraser Valley home prices back to pandemic-era levels under the weight of economic headwinds and sustained inventory πŸ“‰ SURREY, BC – Home prices in the Fraser Valley fell for the tenth consecutive month in January, pushing the Benchmark price below $900,000 for the first time since spring 2021. The Benchmark price for a typical home in the Fraser Valley dropped one per cent in January to $897,200, down 6.9 per cent year-over-year. The continued softening of prices wasn’t enough to get buyers off the sidelines, as the Fraser Valley Real Estate Board recorded 619 sales on its Multiple Listing Service® (MLS®) in January, a 33 per cent decrease from December, and 24 per cent below sales from the same month last year. New listings increased 128 per cent in January to 3,078, reflecting the typical seasonal patterns; however, activity remained 10 per cent below last year’s levels.
