How Do Land Titles Work?
The function of the Land Title office is to contain up to date information about who owns the land and about charges that are registered against the property.
When transfer of property occurs, the record of this transaction is filed in Land Title Office.
All the transfers of land in Lower Mainland are registered in New Westminster Land Title office. When you are purchasing a property in Langley, BC and see New Westminster Land title office on your documents, you do not need to worry, as it refers to the location of the Land Title office that is processing all the local transfers.
When the transfer of the property is submitted by a Notary or Lawyer, it is submitted electronically as Land Title office no longer accepts paper filing. The registration usually has pending transfer status for several days, until the Examiner from Land Title office has a chance to review the transfer and approve the transfer and update the records.
As a consumer, you receive a confirmation of the transfer and registration in your name as of “Completion “day. That is the day when transfer is filed for registration in Land Tile office and you become official owner of the property. Congratulations!
